Stay tuned for our upcoming post on deciphering housing data, as we anticipate that numbers will be front and center in the media headlines throughout 2010. With no further ado, here is the breakdown of Q4 data for 2009 from Elliman, Corcoran, Halstead, and StreetEasy.
Average Sale Price
Elliman: $1,296,156 (-12.7% year on year, -2.1% quarter on quarter)
Corcoran: $1,335,000 (-19% y-o-y, -5% q-o-q)
Halstead/BHS: $1,324,504 (-9% y-o-y, +4% q-o-q)
StreetEasy: $1,327,000 (-7.8% y-o-y, +5.5% q-o-q)
Median sale price
Elliman: $810,000 (-10% y-o-y, -4.7% q-o-q)
Corcoran: $795,000 (-15% y-o-y, -4% q-o-q)
Halstead/BHS: $800,000 (-11% y-o-y, +2% q-o-q)
StreetEasy: $765,000 (-10% y-o-y, +2% q-o-q)
Number of sales:
Elliman: 2,437 (+8.4% y-o-y, +10.9% q-o-q)
Corcoran: 3,400 (48% y-o-y)
Halstead/BHS: 2,519 (+9% q-o-q)
Streeteasy: 3,800 (29% y-o-y, +18% q-o-q)
Price-per-square-foot:
Elliman: $1,051 (-12% y-o-y, +5.5% q-o-q)
Corcoran: $1,006 (-17% y-o-y, – 2% q-o-q)
The fourth quarter of 2009 can be wrapped up quite simply: sales are up, while both prices and inventory are down. Tah-daaah! Remember that these numbers are lagging, as contracts signed largely represent activity that occurred in the previous quarter. Along those lines, get ready for some eye-popping Q1 comps in three months’ time, when the robust first quarter 2010 sales numbers will be compared to 2009 anemic ones.

Interesting information and insight Honeycrisp. I can only imagine the happiness that would be felt in other areas of the country if they could sell thier listings at an average price per square foot of $1,000 or more! But then again, who would want to live in the cornfields of the midwest when they could be in Manhattan!
