Q1 Sales Wrap-up: Volume surges, prices inch up

It’s that time again to look at the various market reports that come out each quarter.  With no further ado, here is the breakdown of Q1 data for 2010 from Elliman, Corcoran, Halstead, and StreetEasy.

Average Sale Price
Elliman: $1.427m (down 21.8% year on year, up 0.1% from last quarter)
Corcoran: $1.393m (down 11% year on year, up 2% from last quarter)
Halstead/BHS: $1.369m (down 8.8% year on year, up 3.4% from last quarter)
StreetEasy:  $1.394m (down 3.3% year on year, up 5.8% from last quarter)

Median sale price
Elliman: $868k (down 11% year on year, up 7.2% from last quarter)
Corcoran: $760k (down 7% year on year, up 3% from last quarter)
Halstead/BHS: $820k (down 9.6% year on year, up 2.5% from last quarter)
StreetEasy:  $804k (down 8.1% year on year, up 4.8% from last quarter)

Number of sales:
Elliman:  2,384 (up 99.5% year on year, down 3.6% from last quarter)
Halstead/BHS:  2,299 (up 92% year on year)
Streeteasy:  3,100 (up 83.6% year on year, down16% from last quarter)

Price-per-square-foot:
Elliman: $1,038 (down 17.6% year on year, down 1.2% from last quarter)
Corcoran: $1,041 (down 10% year on year, up 2% quarter on quarter)

As we have anticipated, they have shown significant volume improvement from last year, with some deterioration from last quarter.  On the pricing front, every source cited improved median and average prices from last quarter, adding fuel to our suspicion that prices have at the very least stabilized.  Lets hope that these numbers are the beginning of a true and sustainable turnaround story.
