How to decide what to do with your expired listing

So you listed your property and time has not been your friend.  Now your listing has expired and you have several choices ahead of you on how to proceed.  Let’s take a look at each, along with the circumstances to consider in making your decision.

  • Re-list with your existing agent: choose this path if your agent has done all the right things.  These include: building a relationship of trust with you, counseling you on the different pricing or staging options you have at each step of the way, showing your property consistently and professionally, and serving as a skilled negotiator throughout the process.
  • Re-list with a new agent: choose this avenue if you believe your agent was reactive versus pro-active throughout the time of your exclusive agreement, if you think that best efforts were not used to show or market your property, if you had to constantly chase after your agent for feedback or insights, or if you feel abandoned altogether.
  • Sell on your own: choose this avenue if you have successfully been through the sales process several other times on your own, have little/no urgency to sell, and have had consistently poor experiences with other agents.
  • Take the property off the market: choose this route if the primary reason your has not yet sold is because you required a higher price than the market could bear and you had little urgency to sell.
